operators list. Mission The District Manager is responsible for
driving the operational, financial, and people performance of a
portfolio of self-storage facilities within an assigned market.
This role leads district-level strategy execution to maximize
occupancy, NOI, and revenue per square foot while developing
high-performing teams and delivering a consistently exceptional
customer experience across all locations. Outcomes Portfolio
Performance: Drive strong performance across a multi-state
portfolio by achieving district targets of 90% average occupancy,
year-over-year NOI growth, and improved $PSF through disciplined,
market-specific operating, pricing, and sales strategies. Revenue
Growth: Meet or exceed 100% of monthly and annual revenue budgets
across all assigned facilities through disciplined sales execution,
pricing optimization, and demand management. Operational Standards:
Maintain 95% compliance on facility audits by ensuring all stores
consistently meet Spartan’s physical, operational, safety, and
brand standards. Expense Management: Control controllable operating
expenses to keep district NOI within ±5% of budget, proactively
identifying variances and implementing corrective actions.
Cross-Functional Partnership: Partner closely with operations,
sales, marketing, revenue management, facilities, and corporate
support teams to align execution, share insights from the field,
and drive company-wide initiatives. Customer Experience: Sustain a
consistently high customer experience across the district,
reflected by positive customer feedback trends, reduced
escalations, and timely issue resolution, with the District Manager
personally engaging customers on a regular basis. Leader
Development & Retention: Develop strong, independent site leaders
by providing regular coaching, performance feedback, and
development plans. Reduce voluntary turnover year-over-year and
maintain stable staffing across all locations. Leadership &
Culture: Build and sustain an accountable, values-driven culture
across a geographically dispersed team by ensuring 100% of direct
reports receive regular performance feedback, development
conversations, and clear expectations tied to company goals.
Competencies Leadership & Influence: Ability to motivate, coach,
and gain buy-in from teams across multiple locations while holding
people accountable to results. Financial & Business Acumen: Strong
command of P&Ls, Opex control, budgeting, pricing strategy, and
operational levers that impact NOI, occupancy, and revenue
performance. Customer-Centric Mindset: Treats internal and external
stakeholders as customers; approaches challenges with empathy,
professionalism, and a solutions-oriented mindset. Communication:
Clear, tactful, and effective written and verbal communicator, able
to navigate difficult conversations and diverse audiences.
Execution & Initiative: Bias for action with the ability to
identify issues early, take ownership, and drive solutions in a
fast-paced, autonomous environment. Organization & Prioritization:
Effectively manages competing priorities, travel schedules, and
operational demands while maintaining consistent follow-through.
Operational Discipline: Ability to standardize execution while
adapting to market differences across a multi-state portfolio.
Qualifications Bachelor’s degree from a four-year college or
university 5 years of multi-unit self-storage or comparable
property management experience Proven experience managing teams
across multiple locations Valid driver’s license and ability to
travel 50% of the time Compensation & Benefits Competitive Full
Time Base Salary: $85k - 110k annually. Quarterly bonus
