Navigating the Helm: Key Expectations and Competencies for our
Facilities Management DirectorSeeking a seasoned leader to oversee
a multifaceted facilities division of over 350 employees,
encompassing security, daily operations, property acquisition and
leasing, major capital projects, and a dedicated finance team. This
pivotal role demands a dynamic individual with a robust blend of
strategic foresight, operational expertise, and exceptional
leadership capabilities.Our ideal candidate will be entrusted with
ensuring the organization's physical assets and services provide a
safe, efficient, and cost-effective environment that supports the
overall mission and objectives. Below is a comprehensive list of
key expectations and competencies crucial for success in this
demanding position:I. Strategic Leadership & Management:
- Strategic Planning & Vision:Develop and implement a long-term
facilities strategy aligned with the organization's overall goals.
Anticipate future needs and trends in facilities management.
- Leadership & Team Development:Proven ability to lead, motivate,
and develop a large and diverse team of 350+ employees across
various specialized functions. Foster a culture of collaboration,
accountability, and continuous improvement.
- Change Management:Effectively lead the division through
organizational changes, process improvements, and the adoption of
new technologies.
- Partner Management:Build and maintain strong relationships with
internal partners (e.g., executive leadership, department heads)
and external partners (e.g., vendors, contractors, regulatory
agencies).
- Performance Management:Establish clear key performance
indicators (KPIs) for all functional areas within the division and
ensure targets are met or exceeded. Drive a data-driven approach to
decision-making.
- Culture Transformation: Lead initiatives to foster a workplace
culture that prioritizes collaboration, inclusivity, and
innovation. Drive change management strategies to align the
facilities division with organizational values, ensuring employee
engagement and long-term success.II. Functional Expertise &
Operational Excellence:
- Comprehensive Facilities Operations Management:Extensive
knowledge and experience in managing the daily operations of a
large and complex portfolio of facilities, including maintenance,
janitorial services, utilities, and energy management.
- Security Management & Oversight:Demonstrated ability to develop
and manage comprehensive security programs, including physical
security, access control, surveillance, and emergency preparedness,
ensuring the safety of personnel and assets.
- Real Estate & Property Management:Expertise in property
acquisition, leasing negotiations, lease administration, space
planning, and portfolio optimization.
- Major Capital Project Management:Proven track record of
successfully overseeing the entire lifecycle of major capital
projects, from planning and design through construction,
commissioning, and closeout. Ensure projects are delivered on time,
within budget, and to the required quality standards.
- Financial Acumen & Budget Management:Strong financial
management skills, including developing and managing substantial
operational and capital budgets. Experience with financial
forecasting, rate setting, cost control, and reporting is
essential. Ability to effectively oversee the divisional finance
team.
- Procurement & Contract Management:Skill in developing and
managing procurement processes, negotiating contracts with vendors
and service providers, and ensuring compliance with contractual
obligations.
- Regulatory Compliance & Risk Management:In-depth understanding
of relevant local, state, and federal regulations (e.g., building
codes, safety regulations, environmental standards). Proactive in
identifying and mitigating risks across all areas of
responsibility.
- Sustainability & Environmental Responsibility:Commitment to
implementing and managing sustainable practices and initiatives
within facilities operations.III. Essential Competencies &

presentation skills. Ability to communicate effectively with
individuals at all levels, from frontline staff, council members to
executive leadership.

- Negotiation & Influence:Adept at negotiation and influencing

- Technical Proficiency:Familiarity with modern facilities
management software, building management systems (BMS), and other
